Demon souls has horrible frame rate

my pc is definitaly capable of running demons souls, but there is constant frame drops to the point where its unplayable..... 

my specs are- 
i5 4690 core
8gb ram 
gtx 970
3.50 GHz


any tips on the settings to make it decent???
